Professional Advice on Home Building

If you're a do it yourself or or a homeowner who every once in a while, once to tackle a small or large project but doesn't know where to begin, can gather useful information from home building books. I have been using these books for years and may have been worth their weight in gold.

These books have proven invaluable to me over the years and with a relatively small investment. I couldn't have spent over $200 purchasing these books but have used the knowledge from them to save myself thousands of dollars.

Introduction to Owner Building

You know in my years of helping owner builders to complete their projects through giving the the skills and knowledge to run a small domestic construction project, one thing has always stuck in my mind.

About 6 years ago a young female student (the women do generally make better owner builders than the men) asked me a the start of one of my master classes, "what if at the end of the lesson, I decide I just cannot do this?"

I thought about it for a moment before announcing to the entire class of 30 odd students, "if all you learn over the next 3 days is that you should not or do not want to be an owner builder, then I have done my job"

Sounds a bit harsh, maybe, but I truly believe that if after completing a formal course in owner building you do not wish to continue with your project, then perhaps owner building is just not for you.

I must add that in almost 10 years now of running various owner builder courses and seminars I have probably only had a couple of students who have not gone on to complete a project because of a lack of confidence. Sure, some people do not continue with a project for other reasons such as a change in circumstance, but a lack of faith in their own abilities to successfully complete a project is rare.

Almost anyone can be a successful owner builder, what it take is a little bit of knowledge, good access to resources and advice throughout the project and discipline.

I cannot stress that enough, discipline is probably the single most important trait that separates a great owner builder from a good owner builder.

Discipline takes many forms as you start off on the journey of building your own home, and remains a constant requirements right through the duration of the project. Discipline in the way you conduct yourself in your dealings with suppliers, contractors and tradespeople. Discipline in the way you maintain project records. Discipline in the allocation of your time to important project matters such as scheduling and coordination.

The good news is none of this is hard, you just have to do it..

This is the first in a series of articles I intend to write giving an insight into what is required to be a successful owner builder. I hope you enjoy them.

Firstly, lets start by answering the question "What is an owner builder?"

I have over the years seen a few definitions and I have certainly seen a few owner builders called a variety of names some not all that flattering but the one I would probably put up there as the best and most concise is:

"A person who is responsible for the supervision and coordination of the construction activities on a domestic construction project, that is not in the business of building."

I like it because it identifies two very important areas that need to be considered by anyone thinking of building their own home.

Firstly as the owner builder you will be responsible for all supervision and coordination of all activities relating to the construction works on your project. Secondly, an owner builder is a person not in the business of building.

Generally, but not in all cases, most councils, states, territories, provinces or counties through their local government will place restrictions on the number of projects which can be undertaken by an owner builder in a specified time. For example, in New South Wales, Australia, an owner builder permit will only be issued to a person once in any five year period.

This is done to protect the industry and the professional builders who have undergone training, completed the required qualifications and invested significantly both in time and money to establish themselves in the construction industry.

Further restrictions including that the dwelling constructed must be built with the intent that the owner builder will reside in the premises and that the owner builder must have an interest in the property through title and ownership add to the protection of the industry.

So, you have decided you want to be an owner builder, what do you need to do first?

My suggestion is you should start by visiting your local council or talk to a building certifier to make sure you understand the process for having your proposed construction approved by the governing authority. Most relevant authorities have informative fact sheets and downloadable information papers on the development application process available from their website. Check them out it is a good place to start.

Call the building department in your area and ask questions.

Once you have satisfied yourself of the process, you should do an approved or accredited course in owner building. There are plenty around, and like all things, they range from extraordinarily good to extraordinarily bad or somewhere in between.

Be wary of any course that tells you you can get the knowledge and skills you need in a couple of hours over the net, they tend to be basic at best and provide just enough information to get your permit issued. Generally, they are low on real content and just cover the legal requirements which are important, but this knowledge alone will not be of much use during the construction phase of our project.

Look for a course that covers, owner builder obligations and responsibilities, insurance requirements, basic workplace health and safety, an introduction to budget estimating, contract requirements, scheduling and dispute resolution.

Now each of these topics alone would take several weeks of study to get a thorough understanding, some of them a lot longer, that is why a builder spend years at technical college learning a trade, developing skills and honing their administrative prowess.

A good owner builder course will give you an overview and a basic insight into each of these important subject areas and in my opinion any course which quotes a study time required of less than 20 hours is probably not worth the money you will pay. In my experience, cheap courses are just that, you get what you pay for.

There are some notable exceptions, you should check out what is available.

Look for a course that offers support either through the internet, email or phone. Good providers offer free access to owner builder community forums, many will offer free resources to students completing their courses.

After completing our course decide on your next actions and develop a plan. Consider using a consultant to assist you if you are time poor.

Remember, there are very few people who with the right training and support cannot be successful owner builders and potentially save thousands and thousands of dollars on building their new home, but it takes discipline.

In my next article I will talk about one of the first activities many owner builders undertake when considering their new home or the extension/renovation works they want to complete, the design phase.

I will discuss the many areas to be considered including the all important energy efficiency considerations that can be incorporated into the building design which have dramatic effects on energy savings/costs.

Supreme Court Promotes Responsibility

So you moved into your new home and it was your pride and joy - for a few days. Then you noticed that the cabinet doors weren't always flush, the plumbing started talking to you, the floorboards creaked - and suddenly the dream was a nightmare. Fortunately in these cases of this type, unlucky home-owners can now benefit from a change in the U.S. law.

Once upon a time it was easy to sue a builder who was at fault; you waved the contract around in court and things happened. In the case of a contract between you - the buyer - and the builder, it is not difficult to make a case against the construction company.

But what can you do when the house that you buy is just not up to the standard that we all expect from brand new construction - and your contract is not with the builder? This becomes difficult as the contract signed by the home owner is with the middle man and not the builder.

Many new home owners have bought their home through a middle man, using a development company that has hired a construction company or a sales office etc.

This is also the case with strata complexes and condo owners - although there can be two different scenarios here. Either the owners have signed up with the management and not the construction company, or the owners have actually bought from the construction company.

In the latter case, some matters (i.e. the overall roof) would come under the jurisdiction of the Home Owners Association (who does not have a business contract, per se, with the builders).

In cases like this, the whole question of responsibility for workmanship could be sidestepped, but the Supreme Court has recently stepped in to rule over these types of situation.

A case had already gone to the Court of Appeals who had found that an Association (as opposed to an owner) had no legal precedent to sue a builder without a direct business relationship and this case raised many questions.

In August 2008 the case came before the Supreme Court of Arizona and the Court of Appeals decision was overturned by the Supreme Court who voted unanimously against it.

Now, even if you do not have a legal contract with the Contractor who built your home, it is still possible to have the construction company be held responsible for its workmanship.

The Supreme Court justified their ruling by saying that the marketplace was changing and in many cases a 'construction entity' builds the homes but a 'sales entity' markets them to the public. Even if it transpires that the builder and the vendor do not have a business relationship, the home buyer should still; have the right to enforce the implied warranty against the builder.

Now the U.S. Justice Department says that the cost of 'remedying defective construction must appropriately fall on the builder rather than on innocent end users'.

This is good news for the general public who may have purchased a home in good faith and when things went wrong they found that they had no recourse. In the lofty and powerful realms of the Supreme Court of Arizona, the little man was heard.

Consumer Trends in Home Improvements

Do-it-yourself home improvement projects are probably more common than expected. According to Arbitron, a major media service, an average of 49% of adults in seventy-five cities nationwide made home improvements in the past year. This is according to a new study by Scarborough Research. What can be gathered from the survey results is that consumers in the smaller markets may spend more money on home improvement projects than their larger city counterparts. The top city from those surveyed is Harrisburg, Pennsylvania where 59% of its residents began a home improvement project in the past twelve months. Buffalo, New York and Toledo, Ohio ranked in as the second cities surveyed with 56% of consumers initiating a home improvement project in the past year. Some of the other cities with over half of the residents beginning or completing a project include Detroit, Michigan, Atlanta, Georgia, Syracuse, New York, to name a new. Honolulu ranked in at the least likely to begin home improvement projects with only 37% of its residents making any home improvements in the past twelve months. Other cities performing less than average improvements include Fresno, California (40%), Washington, DC (44%), Chicago (45%) and San Diego (42%), among others.

These survey results can help marketers and others in the home project industry by examining local purchasing and improvement behaviors, which in this case show that it is important to sometimes look in those less obvious places. The survey also found that certain projects are more popular than others. Twenty-five percent of individuals had landscaping work performed or had the interior of their homes painted or wallpapered. However, a very small percentage of consumers installed a home security system or added a pool or spa. Though smaller home projects are popular, it appears that consumers willingness to spend more on their homes is increasing. It found that thirty-six percent of those involved in a home improvement project spent over $3,000, as compared to thirty percent in 1999.

The study also found that over half of consumers remodeled their kitchens themselves while only four percent paid a professional to do the work. It could be gathered that do it yourself projects (DIY) are becoming increasingly popular. Other DIY projects include interior painting or wallpapering (78%), remodeled bathrooms (61%) and landscaping (76%), On the contrary, home security systems rank high as work performed by a professional installer at 81%. Other jobs usually performed by a third party include heating or air conditioning at 76% and carpeting, tile and floor covering at 63%.

Finally, the study also found that internet users are more likely to make improvements to their home. For example, those spending more than $1,000 or more online are nineteen percent more likely to engage in a home improvement project. Interestingly, the study also found that individuals who listen to 70s Oldies, Classic Hits, New Country and All Sports radio stations are fourteen percent more likely to begin home improvements.

Energy Performance Certificates - Are They a Waste of Energy?

When EPC's were first launched for HIPS, many people in the Property Industry were of the mind that:
a) they are pointless and purchaser's or tenants won't look at them
b) just another hassle for Estate Agents, Vendors and Landlords to get over and
c) adding more cost the Homeowner.

Of course, this is only my opinion however, I would suggest that these thoughts are shared by at least half the UK population!

What are EPC's really all about? Do we really understand what the Government is trying to achieve. The answer I guess would be... no.

Direct.gov.uk states that "Buildings produce nearly half of the UK's carbon emissions! That's almost twice that of cars and planes. The way a building is constructed, insulated, heated, ventilated and the type of fuel used, all contribute to its carbon emissions."

If you think about it from a global perspective, the daunting facts about global warming is a serious issue and it is about time someone starts to act on it! Having done a little research into our current climate changes, my opinions about EPC's have changed, or at least, I try to see them from a different perspective.

The only difficulty now, is trying to change the perception of the Industry to actually act on the EPC's rather than seeing then as another "Tick in the Box" when renting a property.

A couple of facts regarding EPC's:

Energy Performance Certificates (EPC) are now considered mandatory for all property to rent as from the 1st October 2008.

The Energy Performance Certificate (EPC) was introduced to provide Landlords with property to let, Home Owners, Tenants and Buyers of property with information relating to the energy efficiency of a property. The property will be graded on its standard energy and carbon emission efficiency and will receive an energy rating grade from 'A' - the most efficient through to 'G'. A grading of 'D' will be an average rating.

What do EPC's mean for Landlords?

Landlords will be able to make changes to the property to let based on the recommendations of the EPC report. The report will include information for the Landlord such as:

suggested improvements (such as fitting loft insulation)
the approximate cost of such improvements
possible cost savings per year if the improvements are made
how this would change the energy and carbon emission rating of the property

Landlords can use this information to:

Encourage Tenants to rent property based on potentially lower fuel costs
Cut your own fuel costs or standing charges for vacant properties
Improve energy performance in your house or flat to rent
Help cut carbon emissions from your property

Landlords are not required to act on the recommendations suggested from the report however, in order to promote the attractiveness of a property to let, a more energy efficient property should encourage price conscious tenants to make further enquiries.

All Landlords who rent property will be required to make the EPC available to prospective tenants the first time you let a property after the 1st of October 2008.

An EPC is only required for a property which is self-contained, and will be valid for 10 years.

An EPC is not required when a tenant rents a room and shares facilities.

What do EPC's mean for Tenants?

The energy efficiency of a property to let is measured by using the same calculations for all homes, houses and flats to rent. This allows Tenants to make an informed decision when they come to selecting a property to rent. A higher energy efficient property may be cheaper to run when calculating the cost of heating and fuel bills.

As a tenant, if you are interested in renting a property then an EPC must be made available to you free of charge by either the Landlord or the Letting Agent.

An EPC is only required for a rental property which is self-contained, and is valid for 10 years.

An EPC isn't required when you rent a room and share facilities.

Who is required to have an EPC?

The EPC is required by law when a building is constructed, sold or put up for rent.

EPC's only apply to England and Wales. Northern Ireland and Scotland are producing their own regulations.

Like most people you have heard the nightmare stories from family and friends about the home they built or the remodel they did and how things didn't go right .The project took far too long and ended up costing more then initially discussed. The owner blames the contractor, the contractor blames the owner and it's the same old song and dance. What's the key thing usually missing in the scenario?

Communication between all parties

As an owner builder you may look at the process and think how hard can it be, hire a guy to do this another to do that and it's done right? most likely it's not. There are so many things that can be overlooked or go wrong, and you may be surprised to learn that most people working in the trades simply just don't care about quality nor do they care to work with other trades for the common good of the project. It takes someone to orchestrate, and someone with experience to get the job done right.

You may be hiring an architect and/or building contractor and more often then not they can't seem to get it right either, they simply don't understand that it takes a team working together towards a common goal. The goal being making sure your project comes together as you envisioned it, on time, and on budget. As a building contractor we have built many custom homes and in most cases struggled through the process using plans and specifications that frankly just weren't thought through completely.

Nine out of ten times the building contractor doesn't even see the plans until it is time to put the numbers together for the project.

On average most people looking to build will hand off their plans to about three contractors for pricing before they make a decision. Now let's assume the plans and specifications don't have all the necessary information needed to price the job out correctly, these three contractors now have to call the architect and the customer to get their questions answered, or they don't bother to ask any questions at all and the customer is left with the contractors interpretation of the plans.

We have seen time and time again where the customer says, "I thought that was included" and the typical response from the contractor is, "it wasn't on the plans", and or "you didn't ask for it.

Or how about this one, the customer states to the contractor, "why didn't you tell me I shouldn't use this type of stone in my shower?" the typical response is usually I didn't know, or you didn't ask. So many times the architect will call out for materials in their specifications that they saw or read about in a magazine without understanding the application process, what it takes to be installed properly, or how it will adhere to the other materials surrounding it.

The point is, there is so much to know about building a home correctly, it takes years of actually working with the materials, and doing the installations to understand the what, when, and how.

The bottom line is, if you're thinking about building yourself or decide to hire someone to do the build, hire yourself a consultant first, most likely it will save you time, money, and more importantly your sanity.

The garage is a wonderful storage area. Even though the space is limited, it still presents great storage opportunities.

The garage is a great choice when it comes to improving on storage space. There are many ways to go about this task.

One way is to purchase a modular storage kit that has parts and components that you can switch up to assist in solving many storage issues. Another choice is to add to the garage. Problems With Building Contractors

Sometimes as contractors we get in a hurry and we just want to finish the job. We told the homeowner we would be done in three months, at the same time the homeowner keeps adding new work to the list.

I ran into a problem like this on one job where the contractor was in a hurry to finish the flooring and chose to go right over the existing floor that was out of level. He told the homeowner he didn't have time to repair that section of the floor. He was installing half-inch plywood over 1 x 6 diagonal floor sheeting to strengthen up the floor.

This floor was going to require quite a bit of attention from the contractor and his crew. The homeowner should have hired another contractor to repair the floor while the original contractor finished the house remodel. When your contractor gives you that much grief about any work, you need to start thinking about hiring another contractor or at least finding one to complete the task your original contractor has no interest in.

I felt sorry for the homeowner because this was not what he wanted and he was upset with the contractor but the job was done. This is my warning to any contractor, handyman or home repair specialists. When installing a new plywood floor over an existing floor to strengthen it up, use some common sense and repair the floor correctly or don't do the job at all.

I wrote this article for contractors to have a little more sympathy for the homeowners you are working for because sometimes they can't see the whole picture like you can. I also wrote this article for homeowners to listen to your contractor carefully when he is explaining a potential problem that you can't visualize further down the road. Any contractor with over 15 years experience remodeling homes has a pretty good idea what's going to happen next.

Dangers For Basement Waterproofing - Carlsbad Construction

One of the most fundamental elements of any good drainage system for protecting your home's foundation walls from water damage are footer drains, which act as conduits to move excess groundwater away from your basement. Footer drains are not a new modern concept, and have been around for many years. Still, the materials used to construct footer drains today are superior to those used years ago, which deteriorate and become ineffective over the years. Traditionally, basement waterproofing footer drains were made using clay tile, which worked well at the time. But if your house is several decades old, these clay footer drain tiles may be losing their effectiveness.

The problem with clay tile pipes and drains is that they can deteriorate over time, and develop cracks, breaks and slips that allows sediment and tree roots into the system. When enough roots and dirt have clogged a clay footer drain, it can become completely blocked and no longer allow the conveyance of water out away from your foundation. And if this happens, it's only a matter of time until excess groundwater builds up around your basement walls and begins to cause problems like water damage, mold, mildew, cracking and leaking. Any of these can end up being much more expensive to fix than simply fixing your current clay footer drain tiles.

That's not to suggest that you will necessarily have to replace your clay footer drains with modern PVC pipe drains in order to solve your basement waterproofing problem. on the contrary, in many cases your clay footer drains can be serviced by simply tapping into one corner of the drainage system and cleaning the drain itself. This is possible with either a drain snake auger or a high-pressure water jetting system, which can blast obstructions out of the drain and allow water to flow freely through it again.

If, however, your clay footer drain tiles are severely cracked, broken or slipped out of place, it may be necessary to replace some or all of your foundation drainage system. This can involve an extensive amount of work, since a complete excavation of your foundation is necessary to reach the footer drains themselves. And if your basement walls have been significantly damaged by hydrostatic pressure already, it may be necessary to also replace the blocks themselves, as well. As you can tell, it's better to service your existing clay footer drains to work properly before the damage becomes irreversible.

The advantage of having modern, perforated PVC pipe footer drains is that the materials are vastly more durable than clay and last longer without the need to clean them out as often. While newly constructed homes are now built using modern drainage materials, older homes that were built before PVC pipe may have to be serviced more often to ensure that there is no flooding or water damage in your basement. By having your clay footer drain tiles serviced regularly by professional drain cleaners, you can ensure that costly water damage and flooding issues won't be in your future.

Don't Make This Mistake When Buying a Home

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

It's been a long time since anyone has used this trick, I thought I would share it with homeowners and professionals alike. My grandfather was a master Carpenter and he always had a small candle in his nailbags or toolbox.

I personally have tried wax, grease, silicone lubricant, oil, vegetable oil and wax seems to work about the best. I sprayed silicon lubricant on my windows and within a few months there was a nice collection of dirt, where I had applied the lubricant on the tracking and it was gummed up around the operating parts of the window. The dirt eventually made the window harder to slide and needed to be disassembled, cleaned and reassembled.

I've used silicon lubricant on quite a few things and had the same results. Wax can also attract dirt but somehow doesn't seem to collect as much of it as oil, grease and other lubricants.

Wax used as a lubricant often works best on horizontal sliding windows, these are windows that slide right to left and you will need to lubricate the tracking that the wheels roll on. Some windows have teflon inserts on the section of the window that slides. Either way you can apply the wax to the bottom of the window track and soon you will have a window that slides back and forth with ease.

If you apply the wax and it doesn't help the window slide easier, you could have a problem with the rollers on the window, teflon inserts or the tracking. Sometimes the window tracking and rollers just need to be cleaned in order for the window to slide effortlessly.

Was the work performed in a timely and satisfactory manner? Did the end cost come in at or below the initial estimate, or did unexpected or hidden fees pop up during the project? Lastly, inquire if you can drive by and have a look at the finished project. Any homeowner who is happy with the end result will probably be very pleased to show it off to someone else.

No matter what your final decisions are, taking the above items into consideration will be well worth the time spent before you begin the project of adding a new arbor or trellis to your garden. Good planning and execution is the key to a successful end result in any home project.

Crawl Space Dehumidifier Can Protect Your Home From Wood Rot

Humidity and moisture in your crawl space can often lead to a serious problem for homeowners not using a crawl space dehumidifier; wood rot. Wood rot, also called wood decay, is caused by microscopic organisms that belong to the fungi group. These organisms are what cause the wood to actually decay.

Wood is comprised of 3 major components: cellulose, hemicellulose and lignin. Wood rots because the fungi "eat" these 3 major components of wood cells by releasing enzymes that digest wood cells.

Wood that has a moisture content of 20% or above is very susceptible to rotting. The attacking fungi require 4 conditions for colonization:

1) Adequate oxygen supply

2) Temperature range between 40-100 degrees Fahrenheit

3) Constant moisture source

4) Adequate supply of food (wood)

Untreated moisture damage can cause a decrease in your property value by 10% to 15% according to the National Association of Waterproofing and Structural Repair Contractors (NAWSRC).

Catching moisture problems like wood rot in the early stages will save you both money and headaches. There are several warning signs to alert you that moisture may be damaging your home: excessive condensation on windows, blistering or peeling paint, discolored wood surfaces, splits across the wood grain, mold spots, musty odors and standing water in your crawl space.

If you notice any of these warning signs, you need to determine where the moisture is coming from. Check for plumbing leaks, roof leaks, debris filled gutter and downspouts, foundation cracks and poorly graded soil that drains towards your home. In your crawlspace, look for mold stains on the foundation walls and/or puddled water.

Moist, humid air from your crawlspace increases the moisture content of the wood in your home, making it vulnerable to wood rot. By installing a vapor barrier and a high grade crawl space dehumidifier, you can protect the value of your home.

Stair Treads - Stair Building

If you've built as many stairways as I have, this is a very simple question to answer. Should I use 2 x 12 or 3 x 12 for my stair treads? Without a doubt I would use the 3 x 12 for a couple of reasons.

The thickness of the three by material gives it some additional strength and that strength could prevent someone from falling through the stairway and getting injured. Visually looking at the 3 x 12 it gives you the illusion that the stairway is safe. Once you start walking up the stairway and the stairs seem solid and well constructed, it takes the illusion and makes it a reality.

If you're walking up a poorly constructed stairway every day, not only is it a safety problem but it takes a little bit of effort as you walk up the stairway, holding on to the hand rail with a death grip, this can easily wear someone out physically and mentally, over time. Stairways should be constructed and maintained with safety as the main priority.

If you've ever walked up and older stairway that was built using 2 x 12 for the stair treads, you probably know what I'm talking about. Walking up and down the stairway, while the stair treads are moving, does not give you a strong sense that the stairway is safe. And of course sometimes the stairway isn't.

For example if you have a 3 inch knot in a 2 x 12 stair tread, over time as the wood expands and contracts, the knot can loosen up and fall out of the stair tread, often creating a weak spot in the step. With a thicker stair tread, it will take a little more expanding and contracting to create a weak spot in the stair step.

If you're building a stairway wider than 36 inches, with no center stair stringers to support the stairway, I would suggest using a 3 x 12 or 4 x 12 for your stair treads. 2 x 12 should not be used for stair treads on any staircase wider than 36 inches.

If you choose to use 2 x 12 for your stair treads, select premium grade lumber for safety. Try to avoid using center cut building materials and 2 x 12 with knots larger than an inch and a half. Large knots are one of the biggest problems in construction safety.

Problems With New Houses - Home Building

The house you live in was probably a mass produced home built as part of a housing track. The track home is a rapidly built house in phases. These phases if possible will over lap the other home building trades. If possible you will have the plumbers working on the same house as the electricians and the framers. This is called fast tracking.

Fast tracking a house is building a home as fast as humanly possible. So you can imagine the pressures put on all of the people involved in building a track home.
The pace is so fast sometimes that I have seen job superintendents and foremen look like they were actually going to blow up. I mean explode from the pressure they where under.

Framing the stairs on the job was the same experience for me most of the time. Sometimes I had three jobs going at once. Think about it. At the most, I could only go to each of the jobs twice each week. That involved working on Saturday of course. This made a lot of framing foremen extremely upset. They had full time crews on their jobs always working five days a week. If I missed one day of work. I was behind for the rest of the job.

Now it rarely happened but if I did miss a day of work I had to make it up some how. The only way to make it up was by working late or on Sunday. Well most of the time I worked six days a week from 7:00 in the mourning until 5:00 at night. So working late meant sunrise to sunset. Oh did I mention that I did have a family. This wasn't easy for them either.

One time I got so far behind on a job that I was putting stairs in while they were roofing the houses. Talk about one unhappy foreman. I think you get the idea about the pressure I was under to install these stairs on time. My experience building stairs on track built homes taught me to build homes extremely fast while being proficient.
I'm not interested in working like that anymore. My life is simple now and I want to keep it that way. The next time you see a construction worker working late on a Saturday show some compassion. Maybe by reading this article you will understand some of the pressure he is under.

Bathroom Remodeling Ideas For Remodeling

When you're planning any bathroom remodel, consider the costs of the bathroom remodeling versus the return on the actual investment. According to one of the popular remodeling magazines, the average bathroom remodel throughout the country cost around $16,000.

If you were to sell your house within a few years, you could recoup around $12,000 of your original investment. This would translate into a $4000 loss to your pocketbook eventually.

Using these numbers for your bathroom remodel investment, you would recoup around 75% of your original investment. If you know anything about investing money, this will not be a good rate of return and if you keep investing your money like this, you won't have any to invest, eventually.

Keep this in mind, if you're going to be selling the home within a few years. If the bathroom isn't in good shape and you're not planning on selling soon, you could remodel the bathroom and enjoy it for quite a few years. You wouldn't be looking at this as an investment but as maintenance costs.

Now this still doesn't make any sense, if you're still losing money, why would you even want to remodel the bathroom. Why not sell the home as it is and not lose any money? This is a tough decision to make and keep in mind, these are average costs.

You could recoup less or more than 75% of your bathroom investment costs.

Most real estate professionals will advise you to remodel the bathroom for two reasons, for one the house will sell for a few more dollars, and this will increase their sales commission. The second one is probably the most important for any one selling a home, the home could sell faster.

If you have the time and are in no hurry to sell the home, I would suggest trying to sell the home as is first and then sprucing it up, if you can't sell it within three months.
